Local homebuilder Silvergate Homes expects to begin delivering Phase 1 of the Prudhomme’s Landing mixed-use community in Ontario's Niagara region late this year, kicking off its biggest project to date.
Set in the town of Lincoln, Phase 1 of Prudhomme’s Landing is planned as 44 units of bungalows, bungalow lofts and two-storey detached homes. At full build-out, the waterfront community is expected to have approximately 3,700 housing units.
Named after a prominent family in the area, Prudhomme’s Landing has been seven years in the making for Silvergate, which is the sole builder. The project is being developed on a 79-acre property located on the shores of Lake Ontario, and is planned to include commercial elements and possibly a new, rapid method of getting to Toronto if all the stars align in its favour.
The project is already garnering accolades. It was awarded Project of the Year — Low Rise by the Ontario Home Builder’s Association for 2025.
“We’re not just building homes, we’re building a community,” Kelly Anderson, Silvergate’s sales and marketing manager, told RENX Homes in an interview.
Based in Thorold, Ont., Silvergate is a family-owned business that was founded in 1984. Building in the Niagara region, its previous projects include Victoria Woods and Legends on the Green.
A ‘unique lifestyle’
The homes in Phase 1 are planned to range from 1,200 to 2,500 square feet with two to four bedrooms. The bungalows will start from 1,100 square feet; the bungalow lofts and detached homes from 1,800 square feet.
Prices for the homes start from just under $1 million. Approximately 60 per cent of the sales to date have been the bungalows, Anderson said, with the remainder being the detached homes.
A wide range of buyers have been interested in the community, she said.
The bungalows are particularly appealing to seniors, downsizers and people in search of a secondary property. The two-storey units have been drawing in people in their 30s and 40s – young professionals who can expand their families.
Prudhomme’s Landing has attracted buyers primarily from the St. Catharines region, but also from the Kitchener-Waterloo metro area and Toronto - about 90 kms to the northeast around the lakeshore.
Silvergate started sales for Phase 1 at the end of September 2025, and almost half of the units have been sold to date. Given the current market situation - Canadian home sales tumbled a further 2.7 per cent on a month-over-month basis in December from an already-slow pace - Anderson said she is “quite proud” of the market activity.
“Even though the market’s challenging, our experience that we’ve found so far is that Prudhomme’s offers a very unique lifestyle,” Anderson said.
Construction on Phase 1 is to start in the spring, with closings starting in December.
Creating a community
For the residents of Prudhomme’s Landing, Silvergate has a vision of a master-planned community that features grocery stores, cafes, restaurants, salons, yoga studios and possibly a medical centre by the Lake Ontario waterfront.
The plan is to add a waterfront park that hosts a farmer’s market and walking trails, Anderson said, with live music and community events in the town square to add flourish to the neighbourhood.
If a pier is approved, it could even feature service from Hoverlink Ontario. Though still in the conceptual stage, the St. Catharines-based company has proposed a hovercraft transit system to move people from the Niagara region to Toronto in 30 minutes, which would be significantly faster than by car, train or bus.
The vision for Prudhomme’s Landing
After Phase 1, Silvergate plans to launch a second phase this summer consisting of luxury bungalow townhomes. The company plans to offer two models: a 1,200-square-foot home with a single car garage, and a 1,400-square-foot design with a double car garage.
The long-term outlook for Prudhomme’s Landing is to build the project over 15 phases over the next 10 to 15 years, offering single-family homes, bungalows, townhomes, live-work properties, waterfront homes, and condos both midrise and highrise.
“There’s nowhere elsewhere in this region, even in the (Greater Toronto Area) where you have a true master-planned community,” Anderson said about why Prudhomme’s Landing stands out in the market.
While it is a departure from the projects it has built historically in size and scale, she is confident Silvergate has grown its process and capabilities over the decades to scale up for Prudhomme’s Landing.
Other than Prudhomme’s Landing, Silvergate is also selling Phase 2 of Harbourtown Village in Fort Erie and has plans for two more phases of Merritton Mills in St. Catharines.
