Brightstone's Kerr Village aims to keep Oakville residents at home

Community of 48 townhomes will be designed for the needs of area residents looking for townhome living

Kerr Village Towns is the first Oakville, Ont., project for Brightstone Developments, which has designed the community as a "missing middle" product so enticing it will keep locals of all ages and family statuses in the town.

To be located at the corner of Garden Drive and Lakeshore Road, the plan is to offer 48 three-bedroom townhomes between 1,800 to over 2,000 square feet, with some commercial elements at street level. Prices within the four-storey development are expected to range from $1.6 million to over $2 million.

Those potential buyers are expected to be younger first-time homebuyers, downsizers not interested in a condo, and empty nesters seeking a home in Oakville before selling their current property.

“This was an opportunity for those who wanted to be in the area, wanted a new product, wanted three-bedroom, didn’t want a condo, wanted a front door,” Yoav Bohbot, the Toronto-based company’s vice president and director of acquisitions, said in an interview with RENX Homes.

A low-rise residential developer of infill sites in the Greater Toronto Area (GTA), Brightstone was originally a division of Plazacorp. Its completed project is Fairfield Towns, a mix of 14 townhomes and semi-detached units in Toronto. It is now selling The Briar on Avenue, a Toronto project of seven townhome units.

Oakville is located just west of Toronto along Lake Ontario.

Kerr Village approved in 'a record time'

Kerr Village Towns will feature 42 back-to-back, 1,800-square-foot townhomes, six townhomes over 2,000 square feet and two commercial units that face Lakeshore Road.

The back-to-back townhomes will start from $1.6 million. While prices have not been finalized for the larger townhomes, Bohbot anticipates they will likely be over $2 million.

Its mixed-use element is meant to evoke the walkable Lakeshore Road, which is packed with front-facing shops that place the residential portion in the back.

While no tenants have been secured yet for the commercial spaces, Bohbot said the plan is to orient them for the neighbourhood’s needs. Each will be approximately 1,200 square feet. 

“It makes a really good entire package.”

In its south Oakville location, Kerr Village Towns will be close to schools, grocery options, community centres and eight parks. Beyond the immediate vicinity, Sheridan College, Oakville’s golf courses and Oakville Trafalgar Memorial Hospital will be a short drive away.

A point of pride to Brightstone is the rapid pace of development. Since the developer began the application for Kerr Village Towns in the summer of 2024, it took 11 months to receive zoning approval. Such a schedule is “a record time” for Brightstone, Bohbot said. 

Brightstone is approximately six months ahead of schedule, zooming ahead of the original goal to have rezoning completed by the fall.

“We feel blessed to have succeeded in this way,” Bohbot said. Critical to the effort was having a prepared, clear and focused team, he explained.

The company is preparing for sales and hopes to go to market soon. Brightstone aims to start construction in early 2026 and hopes to have homes delivered in early 2028.

'Fits like a glove'

Kerr Village Towns “fits like a glove in terms of both core values and our core focus,” Bohbot said: aesthetically pleasing, serene homes in desirable locations, built in a way that “will elevate homebuilding.”

An infill-only developer to date, Brightstone fulfills a niche in today’s development industry, he said. It is a challenging period for developers because market confidence has declined.

Brightstone is adapting where it can. When choosing which projects to launch first, it is being more selective. For example, Kerr Village Towns has little competition in the area, which is a major reason why Brightstone moved forward.

The GTA is still opportunity-rich for developers with patience and creativity, Bohbot stressed, and the company doesn't feel any immediate need to expand beyond the bounds of the GTA.

Five of its projects, including Kerr Village Towns, are in development currently. In Oshawa, Brightstone has Mackenzie Park and Schoolhaus Towns; OG Urban Towns in Mississauga; and The Elms of Thornhill Woods in Vaughan.

“Naturally, of course, we’d like to have the market not where it’s at, and having it a lot more active," Bohbot reflected. “But we do feel that’s coming up, we do see indications that there is a little bit more confidence in the market.”
